The purpose of a walk through just prior to
settlement is for the buyer to be able to ascertain that the property
is in the condition agreed to in the sales contract. It is intended
for checking just those items. It is not intended for checking other
things. For example, most contracts don't mention wall paint that has
not faded behind pictures. When you do your walk through, you may
notice that you can see rectangles of darker paint where the seller's
pictures used to hang. The discovery may startle you, but if your
contract doesn't mention it, don't bring it up now because that is not
a legitimate "walk through" item. You're a mature adult and need to
conduct yourself as you agreed you would via your contract. After all,
you expect the seller to do the same, don't you? |
