If you're a buyer who wants a really good deal
on a really attractive house, your best bet is to pick a beauty that
has been on the market for six weeks or more, make a "low ball" offer
that is squeaky clean in every other respect, and include a really
strong lender letter. Don't ask for a home inspection, radon
inspection, etc. That way, the seller will know if they agree to a
price, they have a "done deal." The temptation to the seller to agree
is strong. This strategy is not for the buyer who is faint of heart
and has no handyman skills, but independent minded buyers can get
incredible bargains this way.
