Sellers are well served if they have no firm
preconceived notions about what they will and will not do. A "bottom
line" lower than which they will not go is fine. Deciding that you
will not pay any closing costs for the buyer, allow the swing set to
convey, pay the buyer a "decorator allowance" at settlement, etc. is
dumb. Try this instead. No matter what the buyer asks for, say
something like, "Well, if we can work out everything else, I might be
able to do that." Focus on what you're going to net from the sale of
your property. You don't have to win on every point. You just need to
feel that what you take to the bank is fair compensation.
