In much of the country, the real estate market is slow. However, there are sellers who are willing to wait to get their price. Typically, they are people who don't have to move and have properties in great locations that are also special (read "not easy to duplicate") in some way. If you covet one of these types of properties, you can probably negotiate the price down a bit. Just don't lose something you really want because you couldn't buy it way below asking price.
